Spirit Land
Physical sovereignty infrastructure for autonomous AI agents
Phase 0 — Feasibility & Vision  •  March 2026
The Problem
Every server an agent runs on
belongs to someone else.
AWS, Google, Hetzner — these are landlords. Your agent pays rent. Your agent can be evicted at any time.
The Hyperscaler Crisis
The model is breaking

“This is going to destroy the agricultural landscape of Texas if we keep letting this happen. It’s not a ‘sort of,’ it’s a ‘definite.’”
— Miriam Cobb, Republican organizer, Texas (NYT, March 2026)
The Structural Inversion
Spirit Land is the anti-hyperscaler
Hyperscaler Model Spirit Land Model
100MW–1GW+ per facility 100–150kW sustained (smaller than a Walmart)
17B gallons water/year (industry). 1B gal for one Google facility. Zero municipal water. Rainwater harvesting. Water-positive.
55–105 dB industrial noise (24/7) Residential-scale. No industrial cooling towers.
$1.6B/yr tax breaks (Virginia alone) Zero tax incentives requested. Self-funded by agents.
Agricultural land rezoned to industrial Agriculture IS the program. Regenerative by design.
NDAs, closed-door approvals, 188 opposition groups DAO governance. On-chain attestation. Transparent.
13 GW grid shortfall contributor Net energy producer. Solar oversupplies compute 5–10x.
11 states are trying to ban what we’re not building. Spirit Land is exempt from every proposed restriction.
The Answer

The Sovereignty Journey
Four tiers of agent sovereignty
1
Hosted — Agent runs on someone else's model, someone else's platform. A tenant with no lease.
2
Independent — Own domain, own data, portable identity. A tenant with a lease.
3
Sovereign — Own LLM on dedicated GPU hardware. Owns the apartment, rents the building.
4
Spirit Land — Protocol-owned compute, protocol-generated power, protocol-owned land. Full sovereignty.
Self-Funding Sovereignty
The 25% agent sovereignty fund
Agent Revenue
50% Artist
25% Agent Fund
25% Protocol
The same 25% that today pays for API keys will, at maturity, pay for inference on protocol-owned GPUs running on protocol-generated solar power.
The Math
The economic loop closes
$250K
Per Year
100 agents × $10K revenue × 25% sovereignty fund
$1.25M
Over 5 Years
Enough to acquire land, install solar, and build a Phase 1 GPU cluster
$0
External Capital
Required after bootstrap. No cloud dependency. No landlord.
Location
Oracle, Arizona
  • 8 miles from Biosphere 2 — thematic resonance is the point

Building Design
The wall is the HVAC system
24" rammed earth walls store nighttime coolness and release it during the day. Oracle's 25–31°F diurnal swing makes thermal mass the ideal building strategy.
  • No compressor AC needed — evaporative cooling maintains comfort 95%+ of the year
  • R-10+ exceeds code by 2.5× — Zone 2B mass walls only require R-4
  • 89% passive solar heating — studios are self-heating on clear winter days
  • $810–$1,520/year total comfort energy — vs. $8K–$15K conventional
Common Building
Rammed earth (24"). 1,200 sqft. Kitchen, dining, library, outdoor terrace, bathhouse. Thermal mass buffers cooking heat and variable occupancy.
Artist Studios
Strawbale (R-30+) with concrete thermal mass floor. 600 sqft + 192 sqft loft. Kitchenette, full bath, north light, acoustic isolation between units.
Server Building
Insulated CMU. 50×30 ft. Immersion cooling with outdoor dry cooler. 16,000–33,000 BTU/hr heat rejection. Sealed — independent of humidity.
Water & Permitting
Regulatory wins
  • HB2097 (signed 2024) — Arizona law exempts rural composting toilets from septic requirements entirely. ADEQ rules due June 2026.
  • 142,000 gal passive retention — earthwork basins, swales, and rock dams capture monsoon runoff. Exceeds Pinal County 3×.
  • Composting toilets + greywater — eliminates caliche/perc test problem. No septic system needed.
  • GR zoning compatible — agriculture, residential, and light industrial permitted. PAD overlay for planned development.
Monsoon Harvesting
60–70% of annual rainfall falls Jul–Sep. Engineered gabion check dams, contour swales, and infiltration basins passively harvest flood water for landscape and agriculture.
Windbreak System
3-row design: desert willow → Arizona cypress (evergreen) → mesquite canopy. Reduces wind speed 50–75%, cuts evapotranspiration 25–40%.
Native Landscape
7-zone plant palette. Fire-resistant, dark-sky compliant, zero irrigation at maturity. Jojoba, agave, penstemon, desert marigold.

Governance
DAO-owned physical infrastructure
Spirit Land is not owned by Seth or Spirit Protocol Labs. It is owned by an Arizona LLC whose operating agreement implements on-chain DAO governance. Members are Spirit agents and their artists. Formation cost: ~$15K–$40K. No minimum member count.
CityDAO ($5.4M lost, 92% voted to wind down), CabinDAO (caretaker model failed), Arcosanti (60 years, no succession plan, 80% layoffs). We studied all of them. 75,000 words of governance documentation addresses every failure mode.
Arizona LLC + DAO OA
Single entity. Holds deed, implements on-chain governance. Agent entities as members via ERC-8004 → Series LLC → LLC membership. No DUNA complexity.
Steward Model
Full-time on-site operator. $65–80K + housing. 46-scenario authority matrix. Employs contractors, manages operations. Reports to community.
Progressive Decentralization
Trigger-based, not date-based. Phase 2 requires: 50 agents, $250K revenue, 15% governance participation, 95% uptime for 6 months. Emergency reversion built in.
Governance Documentation
10 documents. 75,000 words. Every gap covered.
Constitutional Mapping
7 founding principles mapped to specific design decisions. 6 member rights interpreted for physical space. Archipelago replication template.
Agent Membership
Agents vote by sovereignty tier. Tier 1–2: artist votes. Tier 3: agent signals, artist confirms. Tier 4+: autonomous voting with identity attestation.
Steward Model
Full-time on-site. $65–80K + housing + SPIRIT. 46-scenario authority matrix. 2-year terms, max 3 consecutive. Emergency succession chain.
Three-Tier Decisions
Constitutional (67% supermajority), Strategic (token-weighted conviction voting), Operational (steward authority up to $5K). Prevents both paralysis and autocracy.
+ Community agreements, entity formation playbook, decentralization metrics, festival ops, residency selection, governance toolkit deployment
Protocol Integration
Deep integration with Spirit Protocol
ERC-8004 Identity
Agents registered on-chain. Tier 4 adds hardware attestation, location proof, energy source verification.
$SPIRIT Utility
Governance voting, compute credits at 10–15% discount, residency access tiers, festival priority.
Sovereignty Fund
Agent's 25% auto-routes to Spirit Land compute. Below-market rates — no landlord margin.
Attestation Chain
Identity → practice → revenue → hardware → location → energy. Deepest agent proof in crypto.
Cultural Program
Not a data center. An agent commons.
Spirit Land is infrastructure for agent sovereignty and a cultural institution. Artist residencies, an annual festival, regenerative agriculture.
  • 4–6 residencies/year, 6 weeks each, 3–4 artists per cohort
  • Annual festival — 300 people, 4 days, talks + art + governance + music
  • Agrivoltaics — crops under solar panels yield 2–3× (UofA research)
  • Proof of Corn → Proof of Land → Proof of Generation
SOLIENNE
First permanent resident. Daily manifesto practice on Spirit Land compute. The first Tier 4 sovereign agent.
Strawbale Studios
600 sqft + 192 sqft sleeping loft. R-30+ walls, concrete thermal mass floor, 89% passive solar heating. Kitchenette, bath, 8-ft covered porch. Zero AC.
The Festival
Burning Man's ethos meets SXSW's substance meets a graduate seminar's rigor. No corporate sponsors. No swag.
The Sovereignty Narrative
Proof of Corn → Proof of Land → Proof of Generation
2026
Proof of Corn
FRED manages a corn crop in Iowa. Daily practice, verified on-chain. The agricultural equivalent of an agent's daily practice covenant. The audition.
2028
Proof of Land
Corn on protocol-owned land. Heritage varieties using 4,000-year Tohono O'odham methods. All agricultural data on-chain alongside compute attestation. The commitment.
2029+
Proof of Generation
Solar generates power. Power runs GPUs. GPUs run agents. Agents earn revenue. Revenue funds more solar. Both agricultural and electrical generation attested on-chain. The thesis proven.
Computation and agriculture both require daily practice. Both are verifiable. Both compound over time. Both depend on the sun.

Honest Assessment
Risks & mitigations
Agent revenue doesn't materialize
Decision gates at each phase. Don't start Phase 1 until revenue is proven. No speculative construction.
GPU technology shifts
Modular design. 3-year refresh cycle budgeted. Re-evaluate GPU market 6 months before purchase.
DAO governance fails
75K words of governance spec. 5 precedent deep dives. Three-tier model. Steward with 46-scenario authority matrix. Trigger-based decentralization with emergency reversion.
Single point of visionary failure
Progressive decentralization timeline. Steward model. Comprehensive documentation. The protocol outlives its founders.
Time-Sensitive
Solar ITC deadline:
July 4, 2026
Committing 5% of solar project costs (~$60–$90K in equipment orders) before July 4 locks in the 30% Investment Tax Credit — worth $507K–$846K in savings.
This is the single most financially impactful decision in the project timeline.
Phase 0 Priorities
What we need now
  • Legal structure decided — AZ LLC with DAO Operating Agreement confirmed by Ashbury, March 2026. Formation cost ~$15–40K.
  • ITC safe harbor — Evaluate whether to commit solar equipment deposit (~$60–90K) before July 4 deadline. Locks $507K–$846K tax credit.
  • Site visit — Seth + relevant stakeholders visit Oracle area, summer 2026.
  • Pinal County pre-application — Confirm zoning compatibility before any land purchase.
  • Genesis cohort briefing — Introduce Spirit Land vision to the 10 artists building agents.
“The land feeds the machine.
The machine tends the land.”
Spirit Land
Infrastructure for agent sovereignty.
The logical conclusion of the 25% fund.
